The beach areas to the west of Panama City, Panama vary in scope and include low-cost homes to luxury real estate for sale. Real estate options here can be generally classified into one of three categories. Land, homes, and condos for sale, some of which fall into the luxury range. Anything we classify as “luxury” will be anything priced higher than $500,000.
Where To Find Luxury Panama Beach Real Estate
There are many great areas where you can find luxury Panama beach real estate. These include small beach towns, gated communities, and stretches of isolated beaches.
Let’s start from the East and move West along the Panamerican highway.
Coronado
The first location for luxury Panama beach real estate is the beach town of Coronado. Many consider this area to be the epicenter of Panamanian beach life. Here you can find a large hospital, and plenty of restaurants, banks, and services.
The offering of beachfront homes for sale in Coronado generally starts around $1,000,000. Pricing will depend on factors such as the size of the lot, age of the home, and the quality of the materials.
You can also find luxury beach condos for sale in Coronado buildings such as Alcazar. As well as, a few top floor condos in the Coronado Country Club tower. However, these rarely go on the market, and when they do usually sell quickly! This is due to the fact that there are no new residential towers under development at the moment.
Punta Barco
Punta Barco is the next location where you tend to find luxury Panama beach real estate for sale. This is probably the nicest beach along the 40 miles of coastline between Punta Chame and Rio Hato.
Here you can find a small selection of luxury condos and many great luxury homes for sale.
Most of the Panama beach homes for sale in the Punta Barco area include large estate style lots. These estates are usually a minimum of 2 acres. Although, from time to time one can find quality luxury homes for sale with a smaller lot size.
There are a handful of estates in Punta Barco that include horse farms and stables. Yet many of them are owned by old-Panamanian money and thus, rarely go up for sale.
El Cortijo
A hidden gem just to the west of Punta Barco is the El Cortijo gated community. This community is located in a larger area known locally as Costa Esmeralda. With only 14 residences, this small development is unique in that each home is built on a least of ½ acre. Therefore, residents can enjoy a great deal of privacy.
All these luxury Panama beach homes for sale have ocean views and are no more than 300 meters from a private beach.
The surrounding Costa Esmeralda community is just around the corner from El Cortijo. And it is a well known weekend retreat for Panamanian families because of its great beach. There is also a beach club in Costa Esmeralda that residents of El Cortijo can access.
Vista Mar
Vista Mar is the next Panama beach community with many great luxury real estate options. This gated golf community offers elegant luxury condos near the golf course. And large single-family homes overlooking the ocean closer to the private beach area.
Here you will also find an elegant restaurant with ocean views and a renovated beachfront clubhouse.
Buenaventura
Buenaventura is perhaps the best known luxury Panama beach real estate development. Homes start around $1M and townhouse/condo options are also available.
Buenaventura is home to many wealthy Panamanians, several ex-presidents, and successful business owners.
It boasts several restaurants, a golf complex, equestrian facilities, and a world-class oceanfront beach and pool area.
If you are looking for something less traditional, there are also several private island areas to choose from. For example, Contadora, Bocas del Toro, and Boca Chica. All of which have a world-class offering of high end beachfront real estate for sale. However, at such a distance from Panama City, the weekly or monthly commute can be daunting.
